As part of KJM continued growth and development, we are pleased to announce that we have gained accreditation as a Passivhaus and Sustainable Trade Contractor.
We have experience working on new builds and refurbishment projects with a full understanding to the different challenges presented by both. With a experienced Supply Chain we aim to limit and reduce the design and technical issues that can lead to higher costs.
In line with the Project objectives, collectively we can provide the necessary construction solutions to achieve the most optimum value for money (VFM).
Early Integrated Supply Chain Procurement
We don’t do competitive tendering. Whilst this can be seen as a bold move, it is also a consequence of the knowledge and experience gained within the construction industry over the last 25 Years.
Does competitive tendering work?
Yes, depending on the contract and project type. Sustainable Buildings, however, take a different approach and are best suited to early Design and Contractor appointment. Working collaboratively to develop the design and construction compatibilities and the project risks can present savings of up to 20%. These savings can be used towards the higher costs associated with Sustainable Buildings.
Concentrating on early appointment and integration with the framework of Sustainable Supply Chain Subcontractors, KJM aims to provide Collaborative and Risk Reduced Contract Options to suit the Project's needs.

Traditional Main Contractor
KJM provide Main Contractor services for Projects where Sustainable Building has been designed by other parties, including Architects, and Consultants based on Traditional forms of Contract.
Design & Build Main Contractor
Like the Traditional Contract route, KJM can provide a Main Contractor-only service. Based on a two-stage tender process, with design development input within stage one, KJM can supply a complete project service, including design and construction, providing clients with a single point of responsibility.
Construction Management
As recently reported, more and more clients are seeking alternative contract types and moving away from traditional contract forms with disproportionate risk allocation.
The Construction Management Contract can be a more suitable option depending on your clients' long-term interests in the property.
